What is a Roof Warranty?

Purchasing and installing a new roof can be a huge, exciting project – but it can also be quite nerve-wracking, given the fact that roofing is so central to your home’s appearance and longevity! Fortunately, roofing warranties exist to take some of the pressure off of homeowners after the initial installation. A roof warranty is a type of “insurance” that offers the chance for compensation and/or repairs in instances of defective roofing materials or poor workmanship. 

Different Types of Roofing Warranties

There are a number of different types of warranties that you’ll encounter as you’re looking to install a new roof, though they can all be divided roughly into two categories: material warranties and workmanship warranties.  

Material Warranties (Manufacturer Warranty)

Material warranties are warranties offered by manufacturers that are designed to protect homeowners from roofing failures that occur due to manufacturing errors with materials. If you received shingling or other roofing materials that did not function as they ought to have functioned (extenuating circumstances notwithstanding), you may be able to make a claim with the manufacturer and receive new materials and/or compensation for repairs. Warranties of this kind typically do not cover things beyond the cost of the defective material or the repairs, meaning that things like removal services may come out of pocket. Additionally, a manufacturer’s warranty may not cover failures in products due to other factors, like inclement weather or installation errors.

Workmanship Warranties (Provided by a Contractor)

By contrast, workmanship warranties are warranties designed to cover failures in your roofing system that have occurred due to issues during the actual process of your roof’s installation. These warranties are offered by the contractor with whom you worked to install your roof. The terms of these warranties can vary a great deal, but typically, workmanship warranties cover the cost of materials and labor necessary to repair whatever was defective in your roof. Some warranties even offer coverage of damage to other things that occurred as a result of the roofing failure, like interiors, though not all will offer this!  

 

When filing a workmanship warranty claim, it will need to be determined whether the roofing failure really occurred as the result of poor installation or whether a confluence of other factors might have caused the roofing failure. Contractor warranties do not cover roofing failures that occur for other reasons – for instance, they do not cover failures that occur due to inclement weather, debris, neglect, or due to other factors that are out of the contractor’s control.  

How Long Does a Warranty Typically Last?

Many manufacturers and contractors offer limited warranties, meaning that you may file a claim but the extent of the coverage can be limited depending on the type of warranty coverage and length! Some extended or enhanced warranty agreements, however, offer limited lifetime warranties. Limited lifetime warranties allow you to receive compensation at any time you own the home, for the repair of roofing components that have failed due to manufacturing errors or errors in workmanship.  

 

Additionally, some warranties cover the cost of installation on a prorated schedule – while you may be able to submit a claim at any time to be reimbursed for the cost of the actual materials, you may only be fully reimbursed for the cost of installation labor within an initial period, after which the rate of compensation may be prorated or otherwise reduced. Knowing the specific terms of your manufacturer or workmanship warranties can help you stay aware of when your coverage is about to run out.

Additionally, any roofing company that offers warranties may have higher quality standards, meaning that you can have a little more trust in their quality of work, or the quality of their product.
